.5m entertainer in Sylvania
The home at 3A Canberra Rd, Sylvania has been built on an elevated block.
NEWLY built and set on an elevated block with district and water views is this five-bedroom house in Sylvania.
The property at 3A Canberra Rd was just a block of land when owner Tammy Jin bought it in 2014.
According to CoreLogic RP Data Ms Jin paid $800,000 for the land. She has since built a two-storey property on it with a price guide of $2.5 million to $2.75 million.
“I bought the land and I knew what I wanted so my builder and an architect helped me design the house,” Ms Jin said.
She was drawn to Sylvania after a friend suggested the area to her. Ms Jin liked Sylvania because of its large land sizes, its proximity to the water and because it is not too crowded.
The house sits on about a 700sq m block and is moments from the Georges River and Gwawley Bay.
It spans three levels and has multiple entertainment zones, a feature of the home that was important to Ms Jin when designing the property.
The open-plan kitchen, dining and family room leads out to the backyard.
“When you walk in the front door the living room is very impressive,” Ms Jin said. This living room has double-height ceilings with a large, crystal chandelier hanging over the gloss-tiled space as well as a cedar-wood feature wall and in-built artwork.
An open-plan kitchen, dining and family room is found on the same level as this living space. The combined zone has a fireplace, ornate light fixtures and bi-fold doors that open on to the backyard — another great place to entertain guests.
There is a covered terrace, an above ground lap pool and elevated lawns at the rear of the home while at the front, a large, secondary terrace offers more outdoor entertainment space.
There is a theatre room on the ground floor.
The kitchen would delight any avid home chef. It has Caesarstone benchtops, Miele appliances and an eat-in island bench.
The home office with a built-in desk and shelving is perfect for those who work from home or studious teenagers.
Another loungeroom is located on the upper level while on the lower-ground floor there is a theatre room with a Yamaha home cinema, a rumpus room and a gym.
The chandelier hangs from double-height ceilings over a ground floor lounge room.
The bedrooms are also pure luxury. Two of the five have walk-in wardrobes and ensuites with showers and double sinks. The fifth bedroom could be used as a bedroom or as a media or sitting room.
The home is scheduled to go under the hammer on Saturday, May 7 at 12pm through DJW Property Sylvania Waters.
